Access statement. Cottage at Coed y Berclas
Set in rural area on edge of village on a hillside.
The accommodation is approached through village of Llandegfan going towards Beaumaris, taking the right turn into the entrance for Coed y Berclas and Bryn Mel Manor, then down a fairly steep tarmac drive to a level tarmac parking and reversing area. The entrance to the cottage and garden is about 22 metres further down the drive. Vehicles may be temporarily parked by the entrance to the cottage to load and unload.
Approx 4 metres of gravel lead from the drive to three curved brick steps and on to a brick and quarry tile path which leads to two steps up through double doors to the cottage porch.
The utility room is accessed through an external door, 630mm wide, up two steps, further along the same path.
To access the orchard garden there are 3 brick steps. The lawned orchard is on a slight slope, with a flat path and eating area. It is hedged and fenced to the south east (towards the Strait) and there is an ungated path from the orchard into woodland. Young children will need supervision.
The door to the cottage is 780mm wide with one step up into the large living room. The floor is oak wood finish.
There is a wood burning stove in the living room fireplace.
A door 740mm wide gives access on the same level to the kitchen with an oak floor table and four dining chairs.
The oven and grill are below worktop level, the microwave, hob, kettle and toaster sit on the worktop and the combined fridge-freezer is an upright type, floor standing.
The accommodation is SE facing so although it has Georgian cottage windows there is good light to interior spaces apart from one of the bedrooms which faces NW but has good evening light.
The three bedrooms are on the first floor accessed by a staircase entirely of winder treads.
The main bedroom has a double drawer-base divan: the two smaller bedrooms have single cabin beds with drawers/cupboards under.
The bathroom has a walk in shower, which entails a step up, wash basin and wc.
Public transport is available in the village, approximately half a mile away.

The accommodation is approached through village of Llandegfan going towards Beaumaris, taking the right turn into the entrance for Coed y Berclas and Bryn Mel Manor, then down a fairly steep tarmac drive to a level tarmac parking and reversing area.
Approximately 40 paces downhill from the car park, on a tarmac drive, gets to a flight of steps with 9 slip-resistant metal treads in galvanized steel which lead down to a stone paved area.
15 paces across the stone paving (1 metre at its narrowest) get to two steps up to the main entrance door (78cm wide).
This leads to a carpeted corridor (85cm wide) running perpendicular to the entrance
Three paces to the right get to a right angle bend in the corridor (90cm wide).
On the right is the door (80cm) to double bedroom 01 (4.44 x 4.8m) wood floor – with double doors (154cm) down two steps to stone flag terrace. Also door (80 cm) to ensuite bathroom (2.27 x2.47m) with showerbath, wc, bidet and wash-hand basin.
8 paces from bedroom 01 gets to bedroom 02 entrance door (80cm). Wood floor (4.44 x 5.3m into bay) Door (80cm)to ensuite with showerbath, wc, bidet and wash-hand basin. Double doors (1.67m) lead down 2 steps to slate flagged terrace with glass balustrade (min height 1.1m)
From corridor by bedroom 02 entrance, carpeted stairs of 13 steps – of which 6 are winders – with a minimum width of 73cm (28″), lead down to ground floor living rooms.
3 paces to kitchen (2.32 x 2.76m) – tiled floor.
The oven, grill, washer and dishwasher are below worktop level. The microwave, toaster and kettle are on the worktop.
Open plan sitting/dining area (4.44 x 6.3m) – wood style floor – leads through double doors (1.56m) down 2 steps, to paved terrace; beyond is grass lawn area, some level, then, some steeply sloping.
There are water features on both the upper terrace and on the level grassed area (the lower feature is a pond of approximately 10 x 3m with a maximum depth of about three quarters of a metre)
Coed y Berclas is built on steeply sloping land made up of grassland, woodland, garden and field and has some high walls and steep drops.
Public transport is available in the village about ½ mile away.
